Closing Day is Almost Here!

You’re so close to getting the keys to your new home! But before we pop the champagne, there are a few final steps to take care of:

Final Walk-Through

This typically happens the day before or the day of closing. It’s a quick check to make sure:

  • Everything is in the same condition as when you last saw it
  • Any agreed-upon repairs have been completed
  • No unexpected surprises (leftover items, damage, missing appliances, etc.)

This is mostly a formality, but it’s your last chance to flag any issues before closing.

Setting Up Utilities & Services

I’ll provide you with a list of contacts for setting up utilities, internet, trash pickup, and other essential services so you can settle in smoothly.

Closing Day: What to Expect

At closing, you’ll sign all final documents, including your loan paperwork (if applicable) and the settlement statement, which outlines all financial details of the transaction. If you’re bringing funds to closing, you’ll either wire the money in advance or bring a certified check if permitted as some amounts must be wired (I’ll make sure you know the exact amount).

If you are getting immediate occupancy, the seller will hand over keys, garage openers, and any important documents about the home. If something unexpected pops up—don’t worry! I’ve handled all kinds of last-minute hiccups and will guide you through it. If the seller has occupancy, they will remain in the home until the agreed upon date. If they are able to leave sooner, their agent will notify us and we can plan accordingly.

Then, it’s official—you’re a homeowner! Time to celebrate and start making memories in your new space!
